Hardly occupied. Towels bleach stains. Reception frosty. Outdoor area with pool great. View of the sea. 1.2 km down to the main road. Room okay.

The staff is rude, the only lady who talked English started shouting at me because we were leaving at 2pm (as concluded with the owner Jeff). The day before we left she mentioned that we could leave our luggage in a storage and the day after this happened to be a complete lie. We ended up being kicked out of the apartment like we were criminals.

Beside that and to be fair, the facilities were dirty. The pool so disgusting that we couldn’t swim. The pool furnitures and of the balconies should be thrown away. Also, it’s nice to have designed and Instagram worthy bathrooms but they should be way better cleaned.

The location is not great, and not safe at night if you are only girls. I don’t recommend it honestly.
Very disappointed by the behavior of the staff and the whole place in general.
Also they said they clean the rooms every 3 days, it’s an absolute lie.

The good:
Nice for families. The room had a cradle and bunk beds. Open living room and kitchen.

The bedrooms are spacious as well as the bathrooms. Tons of rooms. The wifi is adequate and Netflix is available.

There is a pool that is very nice. This place is away from any main roads. The good, it’s quite. The bad, you will need transportation (don’t let them suggest Santa Travel (bikes). They are very shady!

The bad:

The service or lack of service. Our outside light didn’t work the whole like. There were a TON of ants outside. Let me explain why. They don’t have any service at night so please be prepared to contact them to clear the garage or change the beds. Not in the evening. And then they brought us garage bags and wanted us to replace the garage. This is YOUR job! I’ve never been given a roll of garbage bags and expected to replace them AT A HOTEL I PIAID FOR SERVICE FOR!

Also, clean your couches they are disgusting!

Great place, awesome pool, its a little out of the main area, but if u get scooter its awesome!

Had a really pleasant stay and nice conversation with Jeff - the owner.
Apartment is well located, close to the city and owner helps with renting a scooter, hiring taxi to the port and so on. Highly recommend the place, the only single thing that could be better is the internet was moody (villa 4), but probably that's not the owners fault.

In the last few years I’ve stayed in more than 50 hotels and villas in Thailand. This place was the most disappointing of all!
Normally you don’t expect such bad experience from hotel with high rate on Booking. Sad but true.
1. What they call Villa 6 is just a small dark room.
2. It’s really noisy and no privacy. Entrance is just on the road!
3. The worst thing is a bad smell from sewage. My wife is pregnant so she just could not breathe normally.
4. Whole day there was no electricity.
5. When told about the problems and asked to change the room, they’ve offered 1,5x higher rate.
No, thanks, we just moved to a better hotel.

Baan Seaview was our wonderful safe haven for almost five months during the corona pandemic. The property is located in a quiet street with a great ocean view and lots of beautiful vegetation around it. From our terrace we observed lots of different birds. Our apartment (number 2) was modern and well-equipped, including two big screen TVs with built-in Netflix. The elegant pool was right outside. Very helpful and friendly hosts, they were always there for us when we needed anything. Overall an excellent experience and very good value for money. Highly recommended!

I stayed in the Villa 2 for 1 week (solo/alone), and was absolutely delighted with my choice, especially when it can be a bit of a lottery when it comes to searching for accommodation in touristic locales.
This place is exactly what I was seeking - quiet/secluded, ultra clean, panoramic views, well clear of the noise from the tourist strip/s, but still close enough to all amenities to get around comfortably by bicycle.
Plus, Jeff offered a very attractive price at this low-season).
New towels supplied when wanted/needed, daily clean, and I think that I never slept as well as I did on this huge bed with the air-con available in the bedroom.
Netflix is also a very welcome feature when you just wish to escape the heat inside the apartment for a few hours.
The fully equipped kitchen makes things feel much more like a home-away-from-home than just another hotel.
The only minor downside of this villa is that you lose a little privacy when others are using the pool that is very much adjacent.
Overall, I loved my time in Koh Samui thanks largely to my accommodation here at Baan Seaview.
Tip: When visiting Thailand, bring plenty of cash in your home currency and then exchange for THB at the numerous forex booths who offer very attractive rates.
The ATMs can "fleece" you in fees at each withdrawal, and almost every business is a cash-only enterprise.
