Old City Boutique House

Exceptional value for money. The rooms are clean, air-conditioned, wifi is free. Very clean sanitary facilities. The hotel is really well located, 3 minutes from the entrance to the historic center. Ideal for enjoying the park as soon as it opens at 6: 30 a.m. Not a single tourist at that time.
Only small (very small) downside: the ears are very hard. Earplugs recommended.
Breakfast: to be taken elsewhere.

We just walked in, and in between the high seasons they have rooms available without prior booking.

It's the most affordable stay in Sukhothai (we checked a few other places before picking this one) and for the price the rooms are exceeding expectations: AC room with also a fan and a private bathroom was 400B / night.
AND - even more amazing for the price - there is a free buffet breakfast between 7 and 10 AM, with bread and toaster, butter, 3 types of jam, bananas and tea, coffee and cocoa powder.

Staff is professional and helpful. They don't rent bicycles but provide you information where to rent one (just 3min walk).

Wir haben hier zwei Nächte übernachtet und haben unseren Aufenthalt sehr genossen!
Die Zimmer sind super sauber und dicht, sodass keine Insekten in das Zimmer gelangen können.
Es gibt warmes Wasser, einen Kühlschrank und Shampoo und Seife.
Das Frühstück ist simpel aber völlig ausreichend mit Kaffee, Schwarztee, Toast, Butter, Marmelade und frischen Bananen.
Die Angestellten sind sehr freundlich und hilfsbereit, sprechen aber nur wenig Englisch.
Die Lage ist perfekt, circa drei Minuten zu Fuß vom Eingang zum Historical Park entfernt.
Tolles Preisleistungsverhältnis mit ca. 12 € pro Nacht.
Absolut empfehlenswert!

Room is huge. Larger than most rooms I've stayed in Thailand. Location is great. The people who are working there aren't the most friendly folks. Its fine. They just aren't very welcoming.

Highly recommend this hotel, very clean, great value and only 2 minutes walk to the historical park. 7/11 and some nice restaurant all within walking distance

Great location, near to the stop where the bus from Chiang Mai drops you off.

Big, spacious and very clean rooms with balcony.

Even if we did not expect it, a "mini breakfast" is included, compound of cookies, toasts with butter and jam and coffee.

The late check-out time (at 12h00) allows you to visit at least the central zone of the park and come back to rest a bit.

You can leave your lugagges at the hall while you continue visiting the nearbys (always apreciated).

You can communicate with the staff in english. We missed some helpful information about how to get to the bus terminal at New Town (at 10 km far from Old City) to take the night bus to Bangkok, apart from a simple "take a tuk tuk and pay THB 200 or if you do not like the price, you can walk".

Very nice place enjoy my stay much. Warm welcome and hospitality by the owners and had a great breakfast, right in the city centre and no problem getting anywhere it is very convenient. All the facility working well too.

Stayed 2 nights, double room with Fan this Mar 2020. I would recommend go for AC room, it was very hot even with the doors and windows open and the fan at the highest level. Could not cool down even at night. 2.5 stars based on this fact.

However, it is in a great location. Only a 5 min (if that) walk away from Historic park entrance to central zone. The room was spacious and clean, bed comfortable and large for a double bed. Breakfast buffet was more than ok.
