The homey cozy hua hin

Utterly mismanaged and run-down property!

The house is a complete knock-off of the well-known (failed) MahaSamutr Project in Hua Hin. The lack of imagination the owners showed when building the house resulted in numerous construction/design flaws.

On the positive side, the design offers high ceilings, plenty of usable space and large glass frontage. All great attributes to make a good first impression and even better pictures. Unfortunately, that’s about it.

The negatives most certainly outweigh the positives.

To name a few - There is only very limited outdoor covered space, constraining you to the indoors for most of the day. There is a big parasol on stand-by, however, unfortunately it’s only the skeleton without the canopy! The selection of outdoor tiling throughout the entire property is absurd, as they get incredibly slippery when wet. The roof is made of metal, which makes constant cracking noises under the sun, or comes down on you like gun fire during rain.

Nevertheless, what really makes this property and the price ridiculous, is the condition it’s in. The ceiling is covered in water marks, leaking through in some bedrooms. Paint is coming off the interior walls and most kitchen appliances do not work. Even the WIFI signal had constant issues. Clearly, there are no efforts being made to maintain the property at an acceptable standard.

In addition, you have absolutely no privacy! The gardeners live on the property (as do the owners) and they are constantly (!) around - and, as mentioned in other reviews, the owner will desperately try to squeeze every Baht out of you, by charging extras such as, inviting guests over, using the BBQ and changing bedsheets on a weekly basis.

In conclusion, for a run-down property in a mediocre location with no privacy and a greedy owner that charges top dollar - this place is absolutely not worth it. There are much better options in Hua Hin, offering much better value for higher standard with genuinely accommodating hosts.

One of the best place that I've ever stayed. I stayed here with my family and everyone love this place. We definitely will come back again. Those negative reviews are not true at all. Don't be worried. This is the best choice in Huahin for you to have a very nice stay.

Excellence house, the owner is a lovely person. While the housewife is a good person
It is a very peaceful place. There is a private salt system swimming pool. I recommend to stay here

The architecture and comfort of the house are very nice.
However, the staff living on the house grounds (a small house located in the garden) is disturbing and they are quite invasive.
The owner have sent me dozens of emails before our arrival with as many house rules and regulations as you can get and overcharged us for what they considered to be a « dirty bbq » (which had been cleaned properly and so was the the rest of the house).

Terrible service. Very bad attitude of the host that tries to steel you every baht they can

บ้านใหญ่สวย สระว่ายน้ำดี ห้องนอนใหญ่ มีเก้าอี้นวดไฟฟ้า แต่ไฟไม่มี มีเร้าเตอร์อินเตอร์เน็ต แต่ไฟไม่มี มีทีวีจอใหญ่ แต่ไฟไม่มี คือ ไม่มีเน็ต ทีวีก้อเปิดไม่ได้ มีไว้เพื่อประดับบ้าน ให้รู้ว่าบ้านมีทีวี มีเก้าอี้ให้นวด มีคอมพิวเตอร์ แต่ไม่สามารถใช้งานได้ มีตู้เย็น ใหญ่ ดูดีมีชาติตระกูล อยู่สองเครื่อง แต่ ตู้เย็นเพิ่งเสีย ณ วันที่พวกเราเข้าพัก แอร์มีทุกห้อง แต่ไม่เย็น ต้องเปิดทิ้งไว้ 1วัน ถึงจะรู้สึกว่าเปิดแอร์ พอแจ้งผู้จัการ ก้อบอกว่า ที่พวกเราจอง ได้ราคาถูกแล้ว แต่ทำไม ไม่แจ้งว่าในราคาที่คุณประกาศ ในเวป นี้ ได้แต่บ้านพัก หรือพูดง่ายๆ คือได้ที่นอน กะสระว่ายน้ำ เท่านั้น พอบอกไฟเสีย ก้อบอกว่าแจ้งช่างแล้ว ช่างกำลังมาจากกรุงเทพ คือ อะไร? อยู้หัวหิน แต่คุณบอกให้รอช่างมาซ่อมไฟ จาก กทม. อะพวกเราเริ่มเบื่อ เลยช่างแม่งงง ไม่จบค่ะ ไฟดับอีกคร่าาา บันเทิงครบรส จริง พูดได้เลยค่ะ ว่า ไม่กลับมาพักอีกแน่นอนค่ะ และก้อไม่แน่ะนำคนอื่นมาพักแน่นอนค่ะ พูดเลย โดยรวม แค่คำขอโทษ ของแม่บ้านก้อไม่พอค่ะ

Wunderschöne Anlage, tolle und hochwertige Ausstattung, absolut empfehlenswert! Ruhige Lage, Moped oder Auto ein muss.

Amazing place, don't miss out for a great adventure in luxury. You will not find a better place to stay for sure. The Owners are so sweet and helpfull and even cook and excellent breakfast for our group.

Wooow this luxury villa has it all, our group of 15 was having the best time ever in Hua Hin. You will not find a better villa in Hua Hin. We hire a privat chef, who made our BBQ Party so good. We love everything about this amazing place.

Although a bit outside, this place was perfect for us for a short getaway from bangkok.
The compound was inviting and everything sparkling clean.
It is more suitable for families, not so much for party people.
The hosts where very helpfull and did everything to make us feel welcome.
We will be back. And we highly recommend this place.
