Buyer beware…. Only just recently discovered that we were charged the full amount for land transfer tax despite being told it was 50 / 50 shared expense. Also learned that the fee charged for electricity meter was at least 400% higher than actual cost (20,000 baht fee for 5,000 baht meter). Monthly fees are ostensibly for communal expenses but the only service is the security guards sitting in front of the sales office. The groundskeepers only take care of the office landscaping. There is no street cleaning or other efforts to keep the community looking nice. Finally the communal swimming pool is not truly communal as there is a 50 baht fee to use the pool. Finally there is a monthly fee for water meter and water use.

We still live in abord so Khun Wichan and Khun Por are very helpful for us of what we need for the house.thank you very much. We Love the location. Very quiet area. Only 10 mins drive to Bangsare beach, 10 mins to Utapao airport and 20 mins drive to Pattaya. We hope to move to our beautiful house soon.
