21We stayed here for nearly a week, and can thoroughly recommend it as an excellent choice for accommodation in the centre of Chang Mai. Very helpful and friendly staff, who accommodated a room change for us when we wanted to change rooms halfway through our stay. Excellent choice of breakfast. We would definitely stay here again.
On a very quiet street in the old city walking distance from all the restaurants. Incredibly kind staff, and very clean rooms. Would highly recommend to anyone! They even made us to go sandwiches for our 6: 30am flight!
My partner and I stayed here for 3 nights while we were in chiang mai. The service was always great when we came and went, and the included breakfast was a great bonus to our mornings. I’d definitely stay here again!

My Worst Hotel Experience Explained Below:
The room we stayed in did not look like anything like the pictures online. The the a/c unit started leaking water on the second day- they never fixed it even though they said that they would.
Later that day we found a huge cockroach in our shower which was absolutely disgusting. The shower was cold which was a total disappointment. In the mornings we were woken up to extremely loud construction noises and loud conversations from the neighbours outside.
The TV has Netflix but the volume was so quiet it may as well have been on mute. When I opened the fridge I got a repulsive smell of something rotting- they did not do a good job at cleaning our rooms.
I explained my frustrations about our experience with the owner. She apologized and told me that she would refund my money for our last night. I told her that I'd be checking out later that day and my friend would be leaving the next day.
Now wait for it- here is the kicker.
I left the hotel and got a text from my friend saying that the hotel staff tried kicking her out of the room because I had "demanded" a refund from them. So I thought they were giving us a complimentary night stay as an apology for our horrible experience- but no, somehow she thought I wanted my money back so they could kick my friend out of the room.
Which competent business owner or human for that matter would do such a terrible thing to someone? Why would I want my friend to be kicked out of the room when her flight was the following day?
This is not how you treat your guests or anyone for that matter.
Because of there complete lack of awareness I wasted an additional hour getting back to the room and giving my friend the 1100 baht that they took from her- I did not want her to have to pay for the room.
I left in frustration and they did not seem to care at all. This is not how you treat people, especially your "valued" guests. These people really don't understand anything about the hospitality industry.
Please don't make the same mistake I did and come to this hotel. It is by far the worst hotel stay I have ever had l in my life and I would hate for anyone else to have to deal with such demeaning behaviour.

A very lovely boutique hotel in an old house in the old town of chiang Mai. The rooms are very comfortable, spacious and clean.it's really cute and nicely decorated. The staff is really helpful, breakfast that they offer is quite good.all the sights are within waking distance plus there is a small convenience store (7-11) located down the street.i definitely recommend this place to stay.
Overall, the room is clean and nice. The owner of this place is also very kind & friendly. Breakfast is included in the accommodation fee, and it was very tasty and healthy. I would definitely recommend staying here if you visit Chiang Mai.
My fiancee and I stayed here for almost a month while we explored Chiang Mai. While we had a ton of fun seeing the city and doing excursions, none of it would have been the same without this place and the people who work here. They were incredibly kind, warm and welcoming to us and helped on the drop of a dime. The breakfast every morning was fantastic!
The rooms themselves were very spacious and gave us a lot of room to stretch out.
Beautiful hotel, nice balance between the traditional wood home and modern amenities. The staff were super friendly, spacious and comfortable rooms, great location. The only thing is that most (if not all) of the rooms have a steep ladder to get to the sleeping loft so for people with limited mobility this may not be a great fit. Would definitely stay here again!
The best hotel in Chiangmai Old city, located in safe and private area, never be annoyed by road noise, the couple owner was a architect so she designed her hotel as best as her skills, highly recommended!
The staff was exceptionally friendly and helpful.
We enjoyed our stay and hope to return someday!

Lovely place for staying in old-city. Location is good. Woody and cozy interior is nice. Breakfast is also satisfied.
They let me fill my water boiler while I was walking by, and were very gracious about it. If they're that kind to a stranger I can only imagine how wonderfully they treat their guests.
It's a very comfortable hotel, so homely and friendly, in a quiet district of Chiang Mai. The breakfast was awesome. I absolutely recommend Once Upon A Time!
We had a wonderful stay at this boutique hotel. It was clean, easy to access, and the staff was very attentive. Rooms were quite spacious with good ac and spacious showers. They also stocked each room with snacks, water, slippers, and robes. I loved the fact that a communal pot of coffee was ready to go each morning for whomever was first to rise. The breakfast that was made to order with fresh local fruits was also a real treat.

Beautiful old heritage house at the quiet old town of Chiang Mai. I love their breakfast especially; would be better if they do provide local Thai style breakfast as one of the option
