Sanctuary House Bangkok

I stayed here twice, once for 5 days and the second time for a month. It is a very nice place with complete facilities and convenient location. There is also the beautiful Lupini Park next to it. I go for a run every day and I am in a good mood.

This was my 2nd long-term stay at a property hosted by Evan, and it was great. Same lovely neighborhood, but located toward the end of the soi, where it was quite a bit quieter, yet just as accessible. This accommodation was more spacious — the bathroom has a counter with ample area for toiletries, etc, the kitchen has a large fridge/freezer, microwave, and some provisions for cooking, the hall has a wardrobe with drawers and space for hanging even long dresses, and the bedroom includes a desk + chair suitable for work/study. Ceiling a bit low for my liking, but little touches in decor around the apartment rendered a nice vibe. Was delighted to open the kitchen window to a lush green banana orchard: D Thank you

Comfortable stay for a small group, near the main road, public transport and other amenities

I was here for a month and the place was fantastic. Great location and great price. The host provides a LOT of information about local customs, foods, and attractions that is very helpful. The subway is walkable, but I would recommend only in the morning or evening due to the heat. The local restaurants and shops are friendly with great prices and the place itself is exactly as pictured. Absolutely recommend.

Evan is a perfect host. He replies immediately and was very helpful. Internet is fiber good. The place is easy to check in and check out. Evan provides weekly cleaning and fresh towels.

The location is superb with lots of restaurants, street food, grocery shops, massage shops, bars, you name it.

I highly recommend this place. It is my go-to when I travel to Bangkok.

Had an awesome experience here. Great place to be whether it’s 2 nights or 2 months (or more).

The area around is very nice. Many places to eat, 2 7/11’s nearby, massage parlors, and more. Lumphini Park is quite close too which is nice.

The inside of the property is nice as well. The bed is comfortable, TV with Netflix & YouTube, air conditioning, nice shower, nice natural lighting, and so on.

The host is responsive and friendly.

I had a great experience at sanctuary house. It is located in a great neighborhood at the end of a culdesac so your sure to get a quiet nights sleep. The shower is amazing and it has everything you need to cook and feel at home. Not to mention Evan is a responsive, amazing host! Check in and out couldn’t have been easier or more convenient. I can definitely recommend this place and will stay again next time I’m in Bangkok!

An awesome place to stay! Everything was clean and it was easy to check-in as the instructions from the host was very clear. We all had a wonderful time in this place and the wifi was also super fast. The AC was wonderful when it was super hot outside and the amenities were plenty for us.

Centrally located, near many restaurants, cafes and low-cost street food options near the 7/11 on Sathorn Condo Place. WiFi is FAST and reliable with a dedicated desk and office chair - this was the primary reason for my booking as I work remotely. Great AC, cools fast. There is a very small balcony for smoking, only fits one person at a time. There is a closet for hanging clothes with small drawers. Bed is comfortable. Roku Smart TV has all the essentials for streaming content or selecting videos from your phone. Near lots of tourist-friendly places.

Check-in was simple. Good for one person or a couple - my boyfriend and I stayed for 8 days. Evan is a responsive and attentive host who gave us a flexible check-out when we needed it. His dogs are beautiful!

Only complaints I have is that I wished there were more small washcloths (for drying face, etc.), dishes did not seem fully cleaned upon arrival, and Roku remote does not work unless you stand on the far left side of the TV. Overall, I'll still give it a 5-star review for the value of the stay. I would come here again!

Positives:
Picture is exactly what you get from the property, everything is laid out same as the images i've seen. No bait and switches here.

Owner is friendly and willing to give lots of recommendations for food and places to visit. I think he owns most of the properties on the street and a husky cafe somewhere (TrueLove @ Neverland), do feel free to ask and seek recommendations for future stays as he seems to know the place well.

Good Western and Italian food for reasonable prices from the nearby Lido and Trajai steakhouse. Whole block feels like a small enclave for Europeans if you care about nightlife, i've seen people speak German, French, and other European languages at Lido and the nearby bar at the street entrance.

Large and spacious house which feels much better than a hotel for long stays. Fridge and microwave are as expected, cooking facilities however are a hotplate and scratched up frying pan + pot combo, generally ok for reheating but may not be enough to cook full meals if that's your plan. Just order grabfood like a couple of other residents or eat out.

Walking distance from Lumphini MRT but frankly the weather is just so hot I usually just hail cabs everywhere. A morning trip to try the street food stalls along the way to the MRT is fun to try at least once though.

There are usually 1-2 motorcycle taxis waiting around the street entrance if you like taking those, and machines to fill your water are in the same area. There is a pharmacy right next to the bar as well in case you need ART test kits or something else.

Being in the end of a street means that the place is quiet and cozy, you don't hear many disturbing sounds at night.

Negatives:
Ground floor landed properties usually all have the same issues, this one being no different. During my month's stay here, I have seen earthworms in the toilet 4 times, a centipede once, and ants twice (There seems to be a painted over ants nest in the corner of the toilet next to the ventilation window?). Keep your spray handy, but leave the cute toilet spider alone, it hunts the insects for you.

Cockroaches from the street may come into the house through the floor gaps in the front door and the window, but only if you are bad with throwing out your trash. Keep everything in the fridge and there shouldn't be any issues, but the owner having specific messages in the kitchen area and his personal guestbook about doing that means this may be a consistent issue for guests so do keep in mind how hygienic you are and expect the experience to vary as such.

The carpet and tablecloths emit a moldy smell, but it vanished after rolling it up into the corner so it's an easy fix. The sinks also constantly emit a faint sewage smell due to the lack of a U-pipe, but can also be nullified by putting overturned bowls over the sinkholes. My case could have been a lack of visitors during the covid-19 pandemic meaning the cleaner came by less often.

Neutral:
Stays over 2 weeks (?) long will require you to pay for utilities costs. My stay with 2 people inclusive of myself cost these amounts in Baht for the 4 weeks: 540,570,890,960. Expect similar or more depending on how many people are staying here and how often you use the aircon.

Washing machines outside require 40THB in 4x10THB coins to operate. Owner provides 200THB in coins in a washing box but you will have to pay an additional 20THB (E.g you take 200THB in coins but leave 220THB in notes)

Owner wants you to turn off electricity main in the from of a switch right next to the front door right before you leave the house daily to cut electricity costs, but keep in mind that shuts off the fridge too. Before you ruin your milk and other groceries coming back at night, I recommend you leave the switch on but turn everything else off at the socket.

Overall:
It's no hotel stay, but I feel the experience of living like a local and reasonable price is worth it for what you get from the property. Truly feels like a home away from home. 5 stars, will come back whenever I get the time to.

Nice and clean compact apartment. Hygiene maintained. The apartment is exactly how it is shown in the pictures. Very silent neighborhood. You can easily work from here. Good internet speed (300 Mbps). Various OTT channels you can watch on tv. Airconditioner, TV, fridge, microwave, kitchen utensils, geyser, electric stove, hair dryer present in the apartment. This place is close to Lumphini MRT station. It's approx 10 mins walking distance. All tourist places, temples and malls are 2 - 3 train stations away or 15 mins by taxi. There are two 7elevens very close by (5 mins walking distance). Lot of good restaurant downstairs the building (Italian, thai, Indian, Japanese cuisine restaurants). Couple of water purifier refilling stations downstairs too. You can refill 1.5 litre of bottle in 1 baht. Evan was friendly and very quick in responding.

Love this place. So quiet and serene.
The host Evan responds super fast, basically within 5mins. Check-in and check-out super easy.
We chose this place to stay for one day first cuz we love the lumphini park which is in close distance for us to run. Then we came back from Chiangmai and chose this place again for several days. It is affordable and clean.
I love the alley where this place locates. A bit European style too with colorful tiles. And I like the steak restaurant across the street and the 7/11. Of course the bar downstairs I bet it’s good too.
Room itself is super clean, walk around barefoot, no dust. Wet clothes can be dry super fast hanging in the bathroom. Roku TV is a plus.
Just rmb to have your own toothbrush and paste. And our room was on the floor 5. Which we love cuz we love stairs exercise too.
Hope to stay there again next time we visit.

I stayed in the penthouse apartment for 3.5 months and found it as comfortable as my own home. It even had Netflix. The owner was responsive and there were convenience stores nearby. The only downside was the 6 flights of stairs.

Very clean and comfortable place. I never imagined a peaceful place like Evan's Apartment in Bangkok. We never had any problem while staying there and it's complete in everything you need. Also, there's some restaurants near his place so you will never run out of choices plus it's also near to the public transports like MRT LUMPINI STATION. On our last day we visited the Lumpini Park which is only 10 minutes walk from Evan's place and we saw the big monitor lizards like little crocodiles. We took a lot of pictures of this beautiful park and its special wildlife. We highly recommend this place to everyone and we will be back for sure. Thank you Evan! Daniele and Christine.

Great location and very close to Grand Palace and Wat Po by MRT. Fast internet and fun neighborhood
